J has been approached about a position in the Bay area and as the Portland job fell through we are having to consider the offer seriously. We were told that the area outside of the city and 'over the hill' is where we want to be especially since Koda will be coming with us. What I am wanting to know is how many members do we have in that area, what is the boarding and riding situation like there, and do we have any members that are set up with their own property that could board Koda?

I know I am jumping the gun a little here but this guy really wants J to come work for him and has been after J since he was laid off. It's only been our desire not to move to Cali that has kept us telling him no. Well we are quickly getting to the point of being desperate and we don't want to accept a job offer when we have no choice or bargaining chips. Plus he is now dangling them opening a new location in Portland in a few years in front of us and as that is where we wanted to go to be closer to J's kids it is a real incentive, if we can make it the 2-3 years till that is supposed to happen.

Cost of living IN SF is really really high. You have to measure that against the salary offered. How far out you have to get to find reasonable horse property or boarding, I don't know.

Amen sister!! I board two horses now over the hill from where I live & work, real nice facility, but, over $1300. per month. If you do move we are a kinda fun bunch!! ;)

Here board is approx. $150 to $350 for full board.....with box stall, turn out, large pasture, hay and grain included.....but then I am also right in the middle of hay country too. Not to mention winters are like Siberia....

That is what they guy said when J asked him, that it was really high and we wanted to try and live outside of SF. They are paying $85 an hour for contract work so we figure that a perm position would be $50-60 an hour, about $110-120,000 per year plus benefits. That will be great except I will have to be doing the job hunt thing so it will just be J bring in the money for a while.

That is a lot! Dang! I'd like to find a place outside the city with an acre to keep him at home. Even if I can't ride him at home just enough fenced area to keep him will make me happy and I can trailer him somewhere to ride. It will be finding some laid back trail riders to go with that will be the only thing. Now where ever can I find that...

They are dangling opening up a Portland facility and if so we'd put in for a transfer. Plus taking this job doesn't mean we have to stay there forever, J will keep looking for something closer to the kids and we haven't been formally offered or accepted anything yet...

Thanks. We were offered a couple positions in Illinois and Indiana as well as the East Coast but that is even farther from the kids and our families so they were turned down.

I guess the guy told J today that Aug-Oct were the worst months they'd had in the 7 years they had been in operation but that things have picking up again. He wants to contract J when they get a couple more boards (cause we can't move in the middle of winter) at the $85 per hour and then hopefully come Spring offer him a perm position if we are willing to relocate...

Hey rocknK, was your avatar pic taken in the area? Is that what I would get to ride though? If so that doesn't look to bad... Can you tell me some of the names of towns 'over the hill'? When I look at a map I can't really tell where that hill is in relation to SF. Thanks!

That picture was taken at Briones Regional Park, about a 5 minute trailer ride from where I board. A little small at 6000 acres but what the heck, its close. I board in Martinez. Other places to look include Walnut Creek, Pleasanton, Livermore. Check a website called Bayequest for a list of stables. Its very informational. Good luck.

Thanks rocknK! I hate leaving things to the last min and even if this doesn't happen I would rather be prepared knowing where to look if it does.

I bet it is BEAUTIFUL out there, if you and J can do it....I say go for it!! If I could move to CA, I'd be heading down the road....lol. Fingers crossed it all works out for you.

Honestly we'd rather either move farther into North Idaho or into Colorado. Neither of us really want California but that is better then the East Coast so...

most people that work in SF live in Livermore or Tracy. i grew up in Tracy so if you have any questions about the area i can help. but any area around there is going to cost a lot. but i do know of a great place to pasture board that has an arena and lots of land to trail ride on for a great price.

ok where at i lived there for years and there is alot of places .. i lived in fremont , hayward. bad spelling .. i hate it there sorry
LIVERMORE is the place to be i know 2 places that are great ... if i look around i can find the #s for you .. but it might take me a bit .

not anymore its not, it has changed a lot. my new farrier just moved up here from there and said all the ranchers and cattle men are being pushed out.

DANG do they spit shine the horse too for that!!!! You got to be a fun group for that much money for board otherwise you would lose your mind:p

You call ahead & they groom & saddle your horse, bathe them after each ride........NOT!!!!! Just the normal stuff. Indoor arena, I only ride there in the muddiest weather. Clean stalls with attached paddock runs. Stalls cleaned daily, fed 3 times a day. What I like best is this facility is on about 300 acres (very rare) & I can ride a couple miles of hilly trails after work without having to trailer out. What I like least being surrounded by DQ's (mostly in training) & all their baggage. We have 6-7 really cool trailheads within a 30 minute drive of the barn & we head out at least once a weekend year round. By the way the last time I was in Vegas it was 117, thats why I live here.:cowboy:

i got a hold of the BO and she has pasture board for $150 a month with access to a shelter in all pastures, arena , round pen, and i think she said there is 13 stalls but i an not sure if any are available. if you want i can PM you her information.

Dame_Wolf, we are actually currently leasing out our land to horse owners...we've got 75 acres, horses are in 5+ acre pastures, with trees for shelter, an outdoor arena, trail access, and a 10 minute trailer drive from Briones regional park. It's $125/mo. but it's self care. It's located in Martinez about, oh, 50ish minutes from the city.

Other places to board can be fairly high. 500-700 for a full care barn, but you can find cheaper places, although they are usually much further away, such as Vacaville and Livermore. bayequest.com is an excellent website, and craigslist is also a good place to look. There are pockets in Martinez, Pleasant Hill, a few in Danville/Alamo, and more in Livermore that have horses. There are also stables around Mt. Diablo, and up Marsh Creek Road in Clayton, but those are quite a ways from SF. Living in Livermore/Tracy will mean a 1 1/2 hour commute 1 way, and that's probably without traffic.

Also, in the last 10 years or so, both Pleasanton and Livermore have become filled with housing developments. I don't know what it was like before, but there are a lot more people there than before.

So how did you all fare with the earthquake this morning? I heard it was couple hundred miles north of you but that is was a good sized one.

I used to visit Pleasanton and Livermore all the time. They are really nice places.

I found the house I want! I forget now what town it's in but it was only about a 30 min drive to S.F. 3 bed 2 bath, family room with fire place on 10 acres ready for horses for $1900! Hope something like that is available if we end up moving there!
