Well a very nice mexican couple with children cam out yesterday and they want to go ahead and lease elmo.

Ive never done a lease before, so what is the standard lease agreement? I looked on google and it didnt seem to help

Leaser is able to come out at anytime and Ride
Leaser must wear closed toed shoes when around horse
anyone under 18 must wear a helmet
leaser pays half of all farrier and vet bills ( 12.50 for farrier, about $60 for vet)
all new tack must be approved by me , for the well being of the horse.

What else should i include?

The lease is at your place then?

Can they take the horse away on rides or trips?

Any limitations on the kind of riding the horse can do, will you usually be there to supervise, at least at first?

Any limitations on who can ride? All members of the family, friends, etc?

Yes, elmo will be kept at my house

Elmo can be taken somewhere with my permission, however i do not think they will as they will only be coming a few days a week, and they do not have a truck and/or trailer


No, theres no limitation but i will put a 2 hour riding limit as of right now , due to his weight.

No,Anyone can ride the horse

OK - those were the considerations I thought of, that might come up, as well as the softer, harder to define meeting of the minds on how you'd generally like him to be handled, disciplined, etc. :)

I might want some kind of liability waiver and release for anyone who rides.

Am i allowed to put this in the contract? since were not a horse business!

It would be good to at the very least rephrase it... that equine activities are inherently risky and you are not responsible for accidents or injuries.

Even if you aren't a business (which really you are, since you are receiving money - or maybe more of a hobby, I guess, since you probably won't make money after expenses) you should definitely get an equine liability posting for your state and hang it at all entrances/exits to the farm.
